Short-term rental dispute still brewing

Kokopelli Property Management, the largest property management team in Northern New Mexico, is taking the lead in a dispute homeowners have with the city of Santa Fe over short-term rentals.

"We have a commitment to issues affecting the Santa Fe rental market for both properties we manage as well as for other property owners who paid a permit fee in 2008. That fee required payment of $1,000 for a short-term rental permit," Charles Goodman, CEO of Kokopelli, said in a statement.

Goodman was the lead plaintiff in the case challenging the fee. A local judge upheld the ordinance, but ordered the city to reconsider the cost of permits, which is yet to happen. City Attorney Frank Katz said Monday the City Council could consider the issue by the end of the month.

Kokopelli is inviting homeowners to participate in its efforts to have the fee lowered and to get refunds for the hundreds of homeowners who paid the $1,000 fee.

Kokopelli expands northern New Mexico reach

After 15 months of negotiations, Kokopelli Property Management purchased Santa Fe's The Management Group this month, creating what it says is the largest property management team in northern New Mexico. The Management Group is a 30-year-old vacation rental brokerage firm.
There are now 22 people operating out of the Kokopelli offices at 607 Old Santa Fe Trail in Santa Fe, with a second office in Taos. Husband and wife team Charles and Diane Goodman are the CEO and president of the newly created entity, respectively.

Property managers, owners sue over city's short-term rental rules
March 5, 2008

Charlie Goodman of Kokopelli Property Management said the law hurts a significant part of the tourism industry. "The city is spending a million dollars on an advertising campaign to attract tourists to this town, and they're trying to drive them away, at least one portion of them, by doing this," he said. "And I just don't think they're tuned into it."

Marilyn Proctor at Kokopelli Property Management has been renting homes to Hollywood since the late '80s, when she helped Robert Redford find accommodations during the filming of 1988's "The Milagro Beanfield War." More recent clients include Tommy Lee Jones, Josh Brolin, Kevin Costner, Billy Bob Thornton, Karl Urban and Cate Blanchett -- for whom she found a secluded home on Hyde Park Road. "Even with the address, you'd never find the house. It's behind tall pines and on a narrow dirt road," says Proctor. She's got 120 properties, priced from $1,500 a month to $15,000, and will arrange housekeeping, chef, laundry and baby-sitting services.
