All guests agree to vacate the property at 10AM on the date stated in the contract. Guests are expected to leave the property in reasonably clean condition. All keys must be returned to the office, $100 will be charged for any keys that are not returned.  Should the Guest not properly lock or alarm the property, they may be responsible for damages should a burglary occur.  Should a property not be locked and properly secured, a $50 service fee for Kokopelli to do so will be applied.


Guests are expected to maintain the property in reasonable condition during their stay.  Guests assume liability for any loss or breakage of the contents of the property.  If there is a breakage or damage to the appliances, furnishings, or the property itself, the Guest is responsible for reporting such findings to KPM as soon as possible.  Any damages MUST be reported to our office prior to departure in order to make a claim under the Damage Waiver contract.  Otherwise the Guest will be charged for any damage discovered by KPM.  Manager reserves the right to charge an additional cleaning fee on the guest's credit card should the condition of the property require more cleaning than usual.  Should the occupancy be over 30 days, it will be required to have maid service at the guest's expense, to be provided by the cleaning service assigned to the house by the Manager.  All house-cleaning of the property shall be by the cleaners employed by the Owner or by the Manager.

Housekeeping: KPM's housekeeping divisions utilize products from a recognized leader in the formulation and manufacturer of sustainable cleaning and sanitation solutions in all commercial and residential cleanings. Please note cleaning products used are not green certified nor fragrance free.


There is no smoking permitted in the Property. You shall not redecorate, alter, or move furnishings or artwork. You shall not allow any pets on the property without permission from Manager. You will comply with all condominium rules or neighborhood rules. No boats, motorcycles, RVs, campers or motor homes are to be kept on or near the property. Please be aware that you are staying in an historic old town with charming neighborhoods. Please be respectful of your neighbors. Property shall not be occupied by more than the maximum allowed for sleeping per the property reservation receipt. Property may not be used for events, such as weddings, parties, reunions, etc. except at the sole written authorization of Kokopelli and shall be subject to any home owners association rules and regulations.


If an occupancy is cancelled more than sixty (60) days before the lease term begins, any amounts paid will be refunded less (minus) 10% (percent) of the total rent due plus New Mexico Gross Receipts Tax and any prepaid Travel Insurance.
If a cancellation is made within sixty (60) days of the start date of the lease term or less, a refund will not be issued.


In the unlikely event that a property reserved becomes unavailable for whatever reason, the Manager will attempt to accommodate the Guest with a comparable property and will issue a full refund if comparable property is not available.  If a more expensive property becomes available, all additional costs will be the responsibility of the Guest at the guest’s option to reserve the more expensive property.  Manager acts as Agent for the Owner of the property.  Manager is not the Owner of the property.  If the Manager is unable to find alternative housing, the liability of the Manager to the Guest shall be limited to the refund of all sums paid by Guest for the Property.  No further liability to the Guest shall be provided.


Guest may have the option to purchase travel insurance from a third party company providing such insurance.  Such insurance is optional.  Upon filing a Guest claim, all rents and other charges are fully due and payable to Manager.  Any refund to be issued will be handled through the Travel Insurance company only.  For specific questions regarding travel insurance, please contact CSA Travel Insurance at 800-298-6846.


Most properties in Santa Fe, Taos, and Angel Fire do not offer refrigerated air conditioning.  If this is a concern, please confirm that the property leased does have refrigerated air conditioning or evaporative cooling.


Many of our homes have various types of Internet access provided by various third parties.  Neither Manager nor Owner is responsible for data loss, theft, loss of Internet access or connection or inability of a Guest to connect to the Internet.


Manager and Owner have not made any representations about an alarm system.  Neither Manager nor Owner’s insurance covers loss or damage to the Guest’s personal possessions.  Guest bears all risk of loss at the property.  If there is an alarm at the property it may or may not be operable during the stay.


Manager and Owner will not be liable for damage or injury to persons or property arising from acts or omission of the Guest, or Guest’s family for losses or damages to property due to theft, fire, smoke, water, rain, snow, ice, vandalism, etc. or any other causes other than as a direct result of gross negligence of Manager or Owner.   Guest will hold Owner and Manager and their employees harmless from any liability or loss or damage to the property by Guest or others present.


The laws of the State of New Mexico shall govern all controversies and disputes between the parties.  All controversies or disputes shall reside in Santa Fe County, New Mexico regardless of where the rental agreement was signed.  Guest shall be responsible for any attorney’s fees and other expenses incurred by the Manager or Owner should Guest breach this agreement.


Under the rental agreement Guest is leasing a residential property or home.  Many unknown conditions at a home or property can cause injury or illness to the occupants of the property.  More frequently, cases are reported in which occupants of a property suffer injury or illness as a consequence of unknown environmental conditions, such as residue or mold from house products (cleaning products, perfumes, air fresheners etc.)  Neither the Manager nor the Owner is qualified to find, detect, or evaluate such environmental conditions that can cause injury or illness.  Any suspicions that such a condition exists at the property, are required to be promptly reported to Kokopelli Property Management immediately.  For any and all fire-related, police-related or health emergencies, call 911 first.  Guest shall waive any claim for damages for Guest or Invitees to the property resulting from an unknown environmental condition on or near the property.


"Are linens and towels provided?"
Yes, linens and towels are provided in each home with an extra set of sheets for each bed and extra towels for each person.

"Are the properties cleaned daily?"
No, the property is cleaned prior to guest arrival and after guest departure. You may request a mid-stay cleaning, or daily maid service at an additional charge.

A mid-stay clean includes: cleaning of all bathrooms, and kitchen, vacuuming, dusting, sweeping, and mopping.

"Are there cleaning supplies at the property?"
Homes are equipped with cleaning supplies such as: a mop, a broom, a vaccuum, dishwashing detergent, and soap. There are also starter paper products, however you will be responsible for your other needs there after. Most properties have washers and dryers in the home or in the complex (see specific property details).

"Do you allow pets?"
Some homeowners accept well-behaved pets, others will not, so please notify us if you plan on bringing pets. An additional cleaning fee and/or security deposit may be required for each pet.

"Is there air conditioning?"
Santa Fe, Taos, and Angel Fire are located nearly 7,000 feet above sea level. Many homes are made of traditional adobe or stucco and provide for a cool interior during the hot summer months. Air conditioning is a rarity in Northern New Mexico, so not all of our homes have it. You will be happy to find that with the low humidity and cool evening winds in the summer, you will be comfortable.

"Are the kitchens fully equipped?"
Yes, every home has a full kitchen including cookware, utensils, coffee maker, toaster and/or microwave. Many have dishwashers (see specific property details)

"Is there a telephone or Internet service at the property?"
Homes are equipped with telephones, but not all of our homes offer Internet service. Local calls are complimentary and long distance calls require a calling card or credit card number for usage. The telephone number to the property will be in the property manual located on the premises as well as in the welcome packet left in the home for you.

"Are all properties non-smoking?"
Yes, all of Kokopelli's vacation rental homes are non-Smoking. Smoking is permitted outside of the property only.

"What time is check-in/check-out?"
Check-in is at 4PM and check-out is at 10AM

"How do I get into the property?"
Come to our office to pick up the keys during business hours. Should you arrive after hours or on the weekend, we will provide you with a lockbox code to pick up your keys.

"What are your hours of operation?"
Our Santa Fe office is open Monday through Thursday from 8:30-5:30 p.m and Friday from 8:30-5pm. Our Taos office is open Monday through Friday 9am-5pm.  Our Angel Fire office is open Monday through Thursday 8:30-5:30 and Friday 8:30-5pm.

"Do you accept credit cards?"
Yes we accept Visa, Mastercard or American Express to process vacation rental reservations.

"Where are you located?"
Our Santa Fe office is located one block south of the Capitol building on historic Old Santa Fe Trail. Our Taos office is located at 1350 Paseo Del Pueblo Sur #2.  Our Angel Fire office at 3435 Mountain View Blvd.

"Are your cleaning products green certified?"
